Questions worth asking before you sell directly.

A useful offer starts with a clear process and honest tradeoffs. Ask everything before you decide.

01Are you buying the house or listing it?

Quick Keys is the direct buyer. We do not list the property on the MLS as your agent. After closing, we may repair and resell the property or keep it.

02Do I have to make repairs or clean the house?

No. We evaluate the property in its current condition. You do not need to renovate, stage, deep-clean, or remove every unwanted item for us.

03How do you determine the offer?

We consider the property’s location, nearby sales, current condition, occupancy, repairs, holding and transaction costs, title context, and likely value after the work. We will explain the major assumptions behind the number.

04Will a direct offer equal the price of a renovated retail home?

Usually not. A direct offer reflects the repairs, risk, time, and work Quick Keys takes on. Compare likely net proceeds and certainty—not only the top-line price—with listing or selling the property yourself.

05Are there fees or commissions?

There is no agent commission paid to Quick Keys when we buy directly. Any closing costs or exceptions will be shown in the written offer before you decide.

06How quickly will I receive an offer?

We can often make an offer within 24 hours after we have the property details and access we need. A complicated property or title may take longer.

07How quickly can we close?

Some purchases can close in as little as seven days once title is ready. Others take longer because of ownership, liens, probate, occupants, or the seller’s preferred date.

08Do I have to accept the offer?

No. The initial conversation and offer carry no obligation. Review the terms, ask questions, compare your options, and decide whether they work for you.

09Can you buy a property with tenants or occupants?

We consider occupied property. Share the lease, occupancy, and access facts early. Existing rights and agreements must be respected.

10Can you buy an inherited property?

Yes, when the person or people with legal authority can sell and title can be transferred. A title company and, when needed, an attorney determine what documents or probate steps are required.

11Can you help me with a loan or stop foreclosure?

No. Quick Keys does not provide loans, refinancing, loan modification, foreclosure consulting, credit repair, or legal advice. We can evaluate a direct purchase, but contacting us does not pause any deadline.

12What types of property do you consider?

Single-family homes, townhomes, condos, small multifamily property, rentals, and select vacant land in our North Texas buying area. Condition can range from move-in ready to major repair.

13Do I need to be at closing?

Not always. The title company can explain available signing arrangements based on the transaction and the people who must sign.

14What if my city is not listed?

Send the address. We will tell you quickly whether the property is inside our current buying area.
