01 Central Irving has the oldest housing context.
In and around the Heritage District, parcel size, older additions, converted space, system age, and nearby redevelopment can all affect the next use. The City is actively repurposing underused property there, so the block and land-use context deserve a closer look than a citywide estimate.
02 Las Colinas and Valley Ranch bring different paperwork.
Planned communities may involve association documents, architectural rules, attached or zero-lot-line housing, and more recent systems. A former corporate rental or relocation property may also have a firm move date or remote decision-makers to coordinate.
03 Airport access changes the owner story, not the basics.
Irving’s location near DFW Airport creates plenty of moves, rentals, and absentee ownership, but title, occupancy, access, and condition still control the transaction. Tell us who is local, who must sign, and whether the property is occupied before we set a timeline.
04 Skip the retail reset.
Cleaning, staging, updates, tenant turnover, and repairs made only for market are not required. We review the immediate Irving submarket, Dallas County record, current condition, and likely work, then explain the direct-sale tradeoff in writing.
